What areas do you work in?
Dallas–Fort Worth is our focus. We are licensed across Texas and take work elsewhere in the state where we know the market first hand, including West and Central Texas, where we own property.
Do I have to sign an agreement before you show me a house?
Yes. Since 1 January 2026, Texas law requires a written agreement before a license holder shows you a residential property. It does not have to be a representation agreement: a showing-only agreement has to be non-exclusive and runs no more than 14 days, so you are not committing to us to look at a house.
What does it cost a buyer to work with Elm Fork?
Fees are negotiable and set out in writing before we start. There is no standard or legally set rate, and who pays what is part of the negotiation on each deal.
Do you work with first-time buyers?
Yes. You work with the broker, not a hand-off to a junior agent, and we will walk through financing, inspection findings and the option period in plain language.
Can you help me buy a building or land instead of a house?
