Going through the numbers

We go through the seller's rent roll and operating statements with you and point out what to question. It's a first read to help you decide whether to pursue the deal. Your due diligence, lender and CPA confirm it.

1031 exchanges

We work with exchange buyers and their qualified intermediary to find replacement property inside the 45- and 180-day windows. The intermediary and your CPA handle the exchange itself.

Mistakes we see investors make

  • Buying on the seller's pro forma instead of the actual operating history.
  • Relying on the rent roll without reading the leases: renewal options, termination rights, who pays what.
  • Underestimating capital work, such as a roof, a parking lot or HVAC.
  • Not expecting the property tax to rise after the purchase, when the appraisal district revalues the property.
  • Missing how much of the income depends on one tenant, and when that lease ends.
  • Starting a 1031 search after the sale closes, and running into the 45-day identification window.

Selling an income property works the same way as any commercial listing with us. It is listed on Crexi, LoopNet and the NTREIS MLS, with an offering memorandum, a sign, and direct outreach to the brokers who represent buyers. See selling or leasing your building.
